King of Prussia is a census-designated place inside Upper Merion Township, which is the body that actually issues your permit and sets the rules your contractor has to follow.
Most single-family homes here went up between the 1950s and the 1980s, and the split-levels, Colonial Revivals, ranches, and brick capes filling Candlebrook and Hidden Valley are still on original or first-replacement windows. Off Henderson Road, whole streets were built in the mid-1950s at around 1,400 square feet on quarter-acre lots, framed before anyone was thinking about low-E coatings or warm-edge spacers. When the sash balances go and the glazing dries out, you feel it in January and again on the July electric bill.
King of Prussia is a commuter town wrapped around an office core, with Lockheed Martin, GlaxoSmithKline, and the mall district inside the same few square miles. Homes run air conditioning hard all summer, and failed glass on a west-facing elevation undoes a lot of that work.
It’s a different story in the newer sections. The Village at Valley Forge and the townhomes near the Town Center are young enough that original units may still be under manufacturer warranty, and the right answer is often a targeted repair rather than a whole-home job. We measured the existing opening to spec and ordered the four double-hungs as a factory-mulled assembly unit, not four separate windows joined on site, so the sightlines stay even and the load transfers the way the manufacturer engineered it.

Do I need a permit to replace windows in King of Prussia?
Yes. Upper Merion Township lists replacement windows on its schedule of work requiring a permit, so unlike some neighboring municipalities, there’s no like-for-like exemption here. Your contractor also has to be registered with the township and carry a current Pennsylvania Home Improvement Contractor number. We pull the permit and coordinate the inspection as part of the job.
My house is a 1950s cape off Henderson Road. Can you match the original openings?
Usually, yes. Homes in Candlebrook and the surrounding mid-century streets were built to sizes that don’t match anything on a big-box shelf anymore, which is why stock windows tend to end up with filler trim and an off sightline. Every unit we install is measured and ordered to your opening.
Will new windows cut my summer cooling bill?
