Local Homes

Wilmington's rowhouse blocks in Trolley Square, Forty Acres, and Cool Spring date from the late 1800s through the 1930s, with single front entries often opening straight onto a stoop. Detached homes in Westover Hills and Brandywine Hills mostly went up between 1930 and 1969, and many still have their original entry and sliding patio doors.

Permitting

Replacing a front door, storm door, or other non-structural exterior door in the existing opening doesn't require a city permit in Wilmington. Widening the opening or changing the header might. Inside one of the city's twelve Historic Districts or the Forty Acres Neighborhood Conservation District, any exterior change goes to the Design Review and Preservation Commission first. We'll check your address and help with the application if one is needed.

Climate Considerations

New Castle County's humid summers can swell wood slabs until the door sticks, and our winter freeze-thaw is hard on thresholds and sills. Most rowhouse entries have no porch roof, so the door takes on rain and sun unprotected. We spec the right cores, finishes, and threshold that will look great and hold up to your environment.

Wilmington Doors: What Makes This Market So Special

In Trolley Square, Forty Acres, and Cool Spring, the brick rowhouses date from the late 1800s through the 1930s. Most of these have a single front entry that opens straight onto a stoop and then the sidewalk, often with a transom above and no room for sidelights. Masonry is common. Brick doesn’t move, and it’s frequently a few inches narrower or taller than a stock slab. A replacement here starts with measuring the brick, not simply picking a style from a catalog, and the frame and threshold must be built to that opening. Get the fit wrong and you’re back to the drafts and the sticking latch you started with!

That street-facing exposure also changes what the door has to overcome. There’s no porch roof over most rowhouse entries, so the slab and the threshold take rain, afternoon sun, and whatever gets tracked up from the sidewalk in winter. Original wood doors on these blocks have probably been painted a dozen times, swelling and shrinking through New Castle County’s humid summers the whole time. That’s why a front door replacement here so often ends up being fiberglass or steel. They both hold their shape, and a multi-point lock in a reinforced frame makes sense on a door that’s three feet away from the sidewalk. If you’re weighing the two options, our post on fiberglass vs. steel entry doors walks through it.

Rowhouses have another quirk. With shared walls on both sides, the only windows are front and back, making cross-ventilation limited. A full-view storm door with a screen on the front entry is one of the few ways to move air through the house without leaving the main door open to the street. Storm doors also protect the primary door’s finish, and that’s more important out on a bare stoop than it is under a deep porch.

Move out to Westover Hills, Brandywine Hills, and The Highlands and the housing shifts to mostly detached homes, built primarily between 1930 and 1969. Here the door conversation is usually about two things: an original entry with a slab-and-sidelight unit that leaks air at the sill, and an aluminum-framed sliding patio door of the same age with tired rollers and single-pane glass. Both are like-for-like replacements in the existing opening. The patio door is the one homeowners tend to put off, and it’s usually the bigger comfort gain, especially on a rear elevation near Kennett Pike or the I-95 corridor where laminated glass can take the edge off the traffic noise. If the front door is in question, our post when to repair a front door and when to replace it gives you a great way to see your options.

One more thing that’s specific to Wilmington. The city has twelve City Historic Districts plus the Forty Acres Neighborhood Conservation District, and inside them any exterior change, a front door included, goes through the Design Review and Preservation Commission before a permit is issued. Trinity Vicinity, Cool Spring/Tilton Park, and Quaker Hill are among the residential districts on that list. We’ll tell you at the consultation whether your address falls inside one and what the review involves. Outside the districts, a front or storm door swap in the existing opening doesn’t need a city permit at all.

Weighing the windows too? Our window replacement in Wilmington page talks about the local considerations from the window perspective.

A Recent Wilmington Door Project

A two-story brick-and-siding colonial in North Wilmington had its windows replaced by our Hockessin team over the winter. The homeowners liked the result enough to call us back for the front door. The brief: a recessed entry with sidelights that needed exact measurements, and a door with the look of stained wood without the upkeep.

Scope

Front entry door

The Approach

The entry sits back inside a deep, paneled surround with a sidelight on each side, and the opening wasn't a stock size. Our installers measured it in place and ordered the ProVia unit to fit, then set the door and both sidelights plumb inside the existing reveal. The homeowners chose a fiberglass slab with a ginger stain on the exterior. It has the grain and warmth of a wood door, but it won't swell in a New Castle County summer or need refinishing every few years.

The Result

The new entry sits centered under the second-floor windows and picks up the tone of the brick, and the three-lite glass and sidelights bring daylight into the foyer. The homeowners were happy with the product and the crew for the second time in a year. Like every project we install, the door is backed by the Spring House Lifetime Promise.

We first started working with Eric in the late summer /early fall. Eric came out and gave us a quote within a few days. We were so excited and ready to begin and then had a family emergency and couldn’t proceed. Then in February things were better and we were ready to go. I reached out to Eric, him and Rob had the updated estimate out to me right away. I was pleasantly surprised the price hadn’t changed too much. Then came installation time. The windows came in ahead of schedule and were installed weeks early, which we were thrilled with. Rusty and his crew were amazing. His attention to detail is outstanding. The whole crew were friendly and polite, which is really nice since they are going in and out of you house. We’ll definitely be reaching out for a new front door soon.

Spring House replaced all of my windows. My new windows are easy to operate; they are also well insulated and functional. I replaced my kitchen window with a casement window and it my favorite window in the entire house. From the initial sales appointment to the day of installation, everything worked seamlessly.
I recently had them back to install a new front door with matching storm door. My home has the best curb appeal. I love my front door. Great products and services, you will not be disappointed.
