A front door replacement project is often put off for years, because the door still works… more or less. It opens, it closes, it locks with a little persuasion, and nothing is broken badly enough to force getting a new door installed. Then the July humidity swells it shut, or a February draft rolls across the foyer floor, and that new front door moves to the top of the list!
The Short Answer
If the slab is beat up but the frame is square, dry, and solid, repair is usually an option. If the frame is rotted, out of square, or letting water in, it’s time for a front door replacement. Because a new slab in a bad frame is bound to fail in the same way the old one did. For a like-for-like swap in the same opening, plan on the low-to-mid four figures installed. Glass, sidelights, and a wider opening are factors that increase cost.
Start With the Frame, Not the Door
Homeowners look at the door itself. But installers look at the jamb, the threshold, and the sill when determining the best approach. Here are some checks you can do on your own, in about ten minutes.
Pick a bright day, stand inside with the lights off, close the door, and look at the edges. Daylight peaking through anywhere other than under the bottom of the door means you no longer have a good seal.
Then take a dollar bill and close the door on it. Slowly pull it out. If it slides out with no drag, the compression is gone at that spot. If it resists everywhere except one corner, you might just have a weatherstripping problem. And if it just slips right out everywhere, you have a problem with the geometry. Try this at the top, at both mid-points, and at the bottom corners.
Now probe the wood. Gently press a small screwdriver into the bottom six inches of both sides of the door jamb and into the sill under the threshold. Sound wood pushes back. If it feels soft and spongy that’s an indication of rot. And it’s almost always worse than it looks, because rot starts behind the trim where water sits.
What a door repair can actually fix
Plenty of doors get replaced when they don’t need to be. Worn weatherstripping is the single most common cause of drafts on a door that’s otherwise fine, and it’s a cheap fix. A sagging hinge, a strike plate that’s become out of alignment, a swollen slab that needs a light plane and a fresh coat of paint, or chalked finish on a south-facing door are potential repairs. If the frame is sound and the door has good bones, and you’re otherwise happy with how the door looks, fix it and save your money for another project!
What tells you to replace your door
Rot at the base of the jamb or in the sill is a clear sign you need a new door. So is an uneven gap from top to bottom, which means the opening itself has moved and no amount of hinge adjustment will bring it back. Or if you get water staining on the interior floor from a door that’s already been “adjusted” and has since drifted again. In those cases, the opening is the problem and a repair is probably not the best way forward.
This is also where a slab-only swap goes wrong. Replacing just the door works only when the frame is genuinely sound and the new slab matches the hinge and bore locations exactly. A prehung unit replaces the whole system: slab, jamb, threshold, and weatherstripping, all built and sealed together at the factory. This does tend to cost more, but it’s also the reason the draft actually stops. We will walk through all of this on site during our free in-home consultation.

What Front Door Replacement Costs, and What Moves the Number
Searching “front door replacement cost” will get you ranges from $500 to $10,000. Those sources aren’t lying to you, they’re just averaging projects that have almost nothing in common. Because the average cost of a simple slab swap and a custom mahogany entry with sidelights really shouldn’t be compared.
A more useful number comes from pricing one defined project in one defined place. Zonda’s 2025 Cost vs. Value report does that for the Middle Atlantic region. For example, pulling the existing door and jamb, installing a 20-gauge steel unit with dual-pane half-glass, a new jamb, and brickmold. Their reported regional job cost is $2,684.
The same report prices a second door project in the same region, the Grand Entrance. This project includes a fiberglass door with sidelights and a transom, replacing a standard single-door opening. And their regional job cost shows $13,251.
Same trade, often the same crew, and five times the price. The gap has nothing to do with the door looking fancier. It comes down to what the job actually includes.
What drives the price, roughly in order
- The opening. Reusing your existing rough opening is one thing. Widening it for sidelights means framing, a new header, and drywall and trim repair inside and out. This is the biggest single lever and almost nobody quotes it online.
- Glass and sidelights. Every square inch of glazing costs money twice: once for the glass package and once because glass has to work harder to hit performance specs. More on that below.
- Material and finish. A primed steel unit and a factory-stained fiberglass unit with a wood grain finish are different products at different price points.
- Hardware. A standard handleset and deadbolt versus a multipoint lock is a real difference, and multipoint hardware can be what keeps a tall or wide door sealed along its full height.
- What’s behind the trim? The one nobody can quote from a photo. A half-day slab swap could turn into a two or three day job the moment the jamb comes off and the sill plate underneath is soft.

Steel, Fiberglass, or Wood: Where Each One Excels
Steel gives you the most security per dollar. A steel skin over a polyurethane foam core in a steel frame is genuinely hard to defeat, it holds paint well, and it doesn’t warp. But they can dent, and if the paint gets chipped at the bottom edge it’ll show rust. It’s a strong choice when the door sits under an overhang and the budget needs to be controlled.
Most premium entry doors these days are fiberglass. Fiberglass doesn’t rot, doesn’t dent the way steel does, and takes a wood grain convincingly enough that even touching it might not give it away. It also doesn’t care about our humidity swings, which is something that quietly ruins doors in this part of the country.
Wood is still the right answer on some houses. A stone colonial on the Main Line or a Victorian in a historic district where the door is the architecture, not just an opening. Wood needs a good overhang and a maintenance schedule you’ll keep up with. Give it both, and nothing else really compares.

Front Door Glass Considerations
Glass is at the center of every front door decision. It brings light into a foyer that’s usually one of the darkest areas in the house, and it’s the difference between a door that just fills an opening and one that makes an entrance. It’s also the part that performs the worst thermally.
Here’s the part almost nobody explains. ENERGY STAR rates windows by climate zone, but it rates swinging doors by glazing level, meaning how much glass is in them, and for most front doors those thresholds are national rather than regional. Under the Version 7.0 spec in effect since October 2023:
- Opaque, meaning no glass at all: U-factor of 0.17 or lower.
- Half-lite or less, meaning up to 900 square inches of glass: U-factor of 0.23 or lower, SHGC of 0.23 or lower.
- More than half-lite, meaning over 900 square inches: U-factor of 0.26 or lower in the northern zones, with the solar heat gain requirement shifting by zone.
To earn an ENERGY STAR label, a solid front door has to hit 0.17, and that’s the strictest U-factor anywhere in the whole window and door spec. The toughest requirement any window faces is 0.22, in the coldest zone in the country, which means a plain front door is held to a harder standard than a window in Minnesota.
Add glass and the bar loosens up, from 0.17 up to 0.23 and then 0.26. That’s not the program going easy on pretty doors. Glass conducts heat and a foam core doesn’t, so a mostly-glass door physically can’t hit what a solid slab achieves without help, which is exactly why Low-E coating and argon fill aren’t afterthoughts on a glass-heavy door.
A swinging door is also permitted up to 0.5 cfm per square foot of air leakage, where a window has to hit 0.3. Doors are allowed to leak more because they move, they carry hardware, and they get shouldered and kicked on the way through. It’s the real argument for caring about the frame, the threshold, and the compression seal more than the slab, because the slab is rarely what’s actually leaking.

What a new front door will and will not do for your bill
A front door is roughly twenty square feet of a two thousand square foot home’s envelope. Replacing it isn’t an energy project, and anyone who tells you the door will pay for itself in utility savings is doing some “creative” arithmetic.
What you actually get is different. The draft across the foyer floor stops, the entry quits running eight degrees colder than the living room in February, road noise drops, and the door opens with one hand while you’re holding groceries and then latches closed on the first try. The house also stops apologizing for its own front door! None of that shows up on a utility bill, but it’s all valuable.

What Front Door Replacement Entails in Chester, Montgomery, and New Castle County
The permit question comes up in consultations, and the answer is simpler than most people probably expect. The Pennsylvania Construction Code Act says directly that a minor framing change needed to replace an existing door doesn’t count as a structural change. So a like-for-like front door replacement in the same opening, in places like Lower Gwynedd or Whitpain or Upper Dublin or Tredyffrin, generally doesn’t need a UCC building permit.
Widen the opening, though, and the answer can change. Adding sidelights to a single-door opening usually means enlarging the rough opening and setting a new header, which can be a structural change. Your township could require a permit where the state doesn’t, since municipalities are free to adopt stricter ordinances than the state code. It’s something we’ll figure out before your estimate is sent, not after the crew shows up!
Then there’s approval that has nothing to do with code. HOAs in Devon and Blue Bell routinely have final say on door color and style, and the historic districts in West Chester and Kennett Square may have their own review process. Neither one usually changes what a door costs, but both can change when it gets installed, and that timing is what tends to catch people off guard.
Our climate is the other local factor, and it’s harder on doors than most people would assume. The mid-Atlantic humidity swing is what swells a wood slab shut in July and shrinks it down in January. A south or west-facing door with no overhang takes UV and driving rain year round, which is a real consideration on the newer builds around Blue Bell and Devon where the entry is flush to the facade. Closer to Delaware, salt drift is hard on hardware finishes long before it affects the door itself.

Front Door Replacement FAQ
How long does front door replacement take?
A standard prehung unit going back into the same opening is typically a half day to a full day of labor. Most people are without a usable front door for just a single afternoon. Widening the opening for sidelights, or finding rot once the jamb is off, pushes it to two or three days because framing and interior trim repair get added to the scope.
Do I need a permit to replace a front door in Pennsylvania?
Usually not, if you’re reusing the existing opening. The Pennsylvania Construction Code Act treats the minor framing change needed to swap an existing door as something other than a structural change, so a like-for-like replacement generally falls outside the UCC permit requirement. Widening the opening can require one. Your municipality can also impose its own requirement on top of the state code. We’re familiar with your area and will confirm whether a permit is required for your project.
Can I replace just the door and keep the frame?
Yes, when the frame is genuinely sound and the new slab matches your hinge and bore locations. The test is whether the frame is square, dry, and free of rot. If the gaps around your closed door are uneven top to bottom, the opening has likely shifted, and a new slab in that opening will bind and leak just like the old one did.
Is a new front door tax deductible in 2026?
No. The federal Section 25C energy efficiency credit, which used to cover $250 per exterior door up to $500, doesn’t apply to anything placed in service after December 31, 2025. It expired, and there’s no federal replacement for it right now. Be careful here, because a lot of manufacturer pages and contractor sites still advertise that credit as if it were ongoing. If you see it referenced on a quote, it’s out of date.
Does a new front door add value at resale?
Front doors are one of the strongest performers on the home improvement resale value list. Zonda’s 2025 Cost vs. Value report puts steel entry door replacement at 219.8% of cost recouped in the Middle Atlantic region, second only to garage doors. If you’re selling next spring, it’s probably a strong short-term investment. If you’re staying ten years, resale recovery won’t be the focus, and comfort, security, and loving the door you walk through every day matter more.
